Byggrätt

Byggrätt är rätt att på en fastighet uppföra byggnad eller göra tillbyggnad. Byggrätten regleras enligt föreskrifterna i plan- och bygglagen.
Byggrätt uppkommer genom detaljplan. Byggrätten enligt en detaljplan är begränsad till planens genomförandetid, fem - 15 år. I detaljplaner uttrycks byggrätten som den maximala byggnadsvolym som är tillåten för en viss fastighet, till exempel som byggnadsarea, hushöjd eller våningsantal samt tillåten användning av byggnaden, till exempel för bostadsändamål, handel, industri eller kontor.

Development rights

A development right is a right to construct a building, or extend a building, on a real property unit. The development rights are regulated according to the Planning and Building Act.
Development rights arise from the detailed development plan. The development rights according to a detailed development plan are limited to the implementation period of the plan, five - 15 years. In detailed development plans, development rights are expressed as the maximum building volume permissible for a certain property, for example as building area, height or the number of floors, and the permitted use of the building, for example for dwellings, retail, industry or offices.
