Avstyckning är en förrättning varigenom ett område avskiljs från en fastighet för att bilda en egen, ny fastighet. Även fastighets andel i samfällighet kan avstyckas. Det avstyckade området måste ges en sådan storlek och utformning att det blir lämpligt för sitt ändamål. Med det avstyckade området kan följa andel i samfällighet, servitut eller annan särskild rättighet.

Subdivision is a (cadastral) procedure by which an area is detached from one real property unit to form its own new real property unit. A share of a real property unit in a joint property unit can be detached as well. The detached area must be given a size and shape to make it suitable for its purpose. A share in a joint property unit, easement or other special legal right can be appended to the detached area.
