Planeerimisseaduse järgi määratleb krundi ehitusõigus: krundi kasutamise sihtotstarbe või sihtotstarbed; hoonete suurima lubatud arv krundil; hoonete suurima lubatud ehitusaluse pindala; hoonete suurima lubatud kõrguse. Krundi ehitusõiguse määramine on detailplaneeringute eesmärk. Detailplaneeringus tuleb määrata ehitusõigused iga krundi kohta.

According to Planning Act the building rights of a plot define: the intended use or intended uses of the plot; the maximum permitted number of buildings on the plot; the maximum area to be occupied by the buildings; the maximum permitted height of the buildings. It is an objectives of a detailed plan to determine the building rights of a plot. In detailed plan, for every plot the building rights of the plot must be defined.
