Dividing of a territory into zones during physical planning for development of territories and settlements and qualifying the types of usage and limitations for the specified zones. Zoning is the basic means of land-use control employed by local governments. Zoning allows a community to identify acceptable land uses, such as residential, commercial, conservation, agricultural, and impose land use controls that maintain the appropriate, desired land uses. Zoning may specify the allowed uses of land and buildings and regulate the intensity or density of such uses, and may determine the height, placement, and bulk of buildings.
